Most, if not all, of these actions on the part of a landlord constitute a Provincial Offence under the Tenant Protection Act. All of these contraventions of the Act, regardless of their status as Offences, can be addressed and rectified by a Tenant Application to the Rental Tribunal. (Until I get the rest of this site finished, check the ORHT links for information about applications about these issues. The 800 number may be helpful as well.)

Rent

There are some exceptions to this general rule -- check the Act for the details.

A landlord in Ontario may not:

  1. Request post-dated cheques
  2. Fail to pay interest on last month's rent deposit (6% annually and at end of tenancy)
  3. Request any deposit other than the last month's rent (security, damage, whatever)

Pets

I have had pets (and children) for most of my years as a tenant without incident.

A landlord in Ontario may not:

  1. Prohibit you from having them
  2. Request an additional amount for a 'pet' or 'damage' deposit because you have them
  3. Refuse to rent to you because you have them

Notice of Entry

There are some exceptions to this general rule -- check the Act for the details.

A landlord in Ontario must:

  1. Provide written notice 24 hours in advance of entry by landlord or agents (except in emergency)
  2. Permit you to refuse or grant entry at the time it is requested (if notice not given)
